From Pleasure Garden to Glass Roof: Inside Beaumont Mews

It is rare to find a townhouse in central London with this much natural light at its centre.

In 1738, on the site that is now 35-36 Marylebone High Street, a pleasure garden opened behind a Marylebone public house called the Rose Tavern. Marylebone Gardens became one of the most fashionable addresses in Georgian London, and the tavern served as its entrance, admitting audiences to concerts by composers including George Frideric Handel.

Nearly three centuries later, that same plot carries a restored 1930s Art Deco façade that once housed the BBC. Behind it, on a quiet mews just off Marylebone High Street, Dixon Jones Architects have built a terrace of new townhouses, and one of them is now available to let.

A home built around light

Most central London townhouses take their light from the front and the back. Dixon Jones took it from the top, building this Marylebone townhouse around a central atrium that rises 32 ft to a retractable Cantifix glass roof, so that daylight falls through all three storeys to the herringbone floor below. Every principal room on the upper levels faces into the void, a sky bridge crosses it at first-floor level, and a sculptural art installation climbs the full height of one wall.

“It is rare to find a townhouse in central London with this much natural light at its centre, the atrium transforms the whole property, morning into evening, in a way few homes in this part of London can match.”
Sara Shirazi, Lettings Manager, Beauchamp Estates St John’s Wood

Luxury interiors throughout

The interiors, designed by Sophie Paterson, who was named among the world’s top 100 luxury interior designers by the Andrew Martin Interior Design Review, combine dark timber, bronze, light oak and marble to complement the scale of the architecture.

At the heart of the ground floor, the atrium brings together the reception, dining and family kitchen areas in an impressive open-plan space designed for both everyday living and entertaining. A dining table seating eight to ten sits beneath the glass roof, while a separate sitting area is arranged around a bronze and light oak media wall with a linear fireplace.

Overlooking the atrium, the upper floor features a galleried sitting room on one side and the principal suite on the other. The suite includes a walk-in dressing room with separate wardrobes and a marble bathroom centred around a freestanding oval bath. Marble finishes extend throughout the bathrooms, while air conditioning, smart home controls and Crestron mood lighting provide modern comfort across all three floors.

Discreet: three ways in

The house forms part of W1 London, the Dixon Jones development that also includes the apartment building behind the Art Deco façade on Marylebone High Street. Residents share its 24-hour concierge and secure underground parking, reached by a private car lift, which gives the house three separate entrances: its own front door on the mews, the concierge on the High Street and the car park below. A tenant can arrive by car and reach home without ever stepping onto the street.

London’s best street

Marylebone High Street remains one of the neighbourhood’s most popular destinations, known for its independent boutiques, restaurants and cafés, all just a short walk from the mews.

Regent’s Park lies to the north, with Mayfair and Oxford Street close by to the south. Marylebone and Marble Arch stations, together with other nearby Underground connections, provide easy access across Central London and onward connections to London’s major airports.

If you are looking for a Marylebone townhouse for sale rather than one to let, the streets around Beaumont Mews hold Georgian terraces, mansion blocks and mews houses, and our sales team can talk you through what is available now.

The house suits a family as well as a couple or an individual looking for a substantial home in the heart of Marylebone, and it is available as a long-term let of between 12 and 24 months. Handel’s audiences came to this corner of Marylebone for an evening. The next tenant can stay considerably longer.
