Beauchamp Estates Mayfair Limited Client Money Protection Certificate
Tenant Fees - Assured Shorthold Tenancies (ASTs) & Assured Periodic Tenancies (APTs)
For Assured Shorthold Tenancies (ASTs) and Assured Periodic Tenancies (from 1st May 2026 onwards), Beauchamp Estates will only charge the following fees to tenants/applicants in accordance with the Tenant Fees Act 2019:
Holding Deposit (per tenancy)
One week’s rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit (per tenancy. Rent under £50,000 per year)
Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.
Security Deposit (per tenancy. Rent of £50,000 or over per year)
Six weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Payments on assignment, novation or variation of a tenancy (Tenant’s Request)
£50 If the tenant requests a change to their tenancy agreement, for example, a change of sharer, there will be a charge of up to £50 for the administration involved in amending the tenancy agreement or the amount of our reasonable costs, if that is higher.
Early Termination (Tenant’s Request)
Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Tenant Fees - Common Law Tenancies
For Common Law Tenancies (Tenancies that are not Assured Tenancies), Beauchamp Estates will only charge the following fees to tenants/applicants:
Before you move in

Tenancy agreement fee (tenant’s share
£240 (plus VAT) £288 (inc VAT). Contract negotiation (amending and agreeing terms) and arranging the tenancy agreement.
Reference fee
£50 (plus VAT) £60 (inc VAT) per tenant. Processing the application and referencing.
Permitted occupant check fee
£25 (plus VAT) £30 (inc VAT) per occupant over 18. We must check every occupant over 18 has the legal right to rent in the UK.
Bank reference fee
Refer to your bank as charges may vary.
Guarantor fee
£50 (plus VAT) £60 (inc VAT) per guarantor (if required). Processing the application and referencing.

Six weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.
Stamp duty
Due on tenancies where the rent amounts to over £125,000. For more information please refer to HMRC.
During your tenancy
Amendment fee
£500 (plus VAT) £600 (inc VAT). Contract negotiation, amending terms and updating yourtenancy agreement during your tenancy.
Arrears Letter Charge
£25 (plus VAT) £30 (inc VAT). Fee per rent arrears letter sent.
Ending your tenancy
Check out arrangement fee
£50 (plus VAT) £60 (inc VAT). Covering Beauchamp Estates’ role in organising the checkout and, where applicable, preparing the Schedule of Dilapidations, liaising between you and your landlord and making recommendations.
Check out cost
Inventory company charge dependant on the size and characteristics of the property. The landlord normally pays for the inventory and check in.
Other fees and charges
Unpaid rent/returned payments
Interest at 4% above Bank of England base rate from date due.
Professional cleaning
As per the charge of the cleaning company. The charge will be deducted from the deposit if this has not been carried out at the end of the tenancy. Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy. Beauchamp Estates do not make any additional charges for this.

Let and Rent Collect Service
- 14.4% of rent (Inc. VAT)
- Collect and remit the initial monthly’ rent received
- Deduct commission and other works
- Pursue non-payment of rent invoice and provide advice on rent arrears actions
- Make any HMRC deduction and provide the tenant with the NRL8 (if relevant)
Short Term Let Service
- 31.2% of rent (Inc. VAT)
- Collect and remit the rent received
- Deduct commission and other works
- Pursue non-payment of rent invoice and provide advice on rent arrears actions
- Make any HMRC deduction and provide the tenant with the NRL8 (if relevant)
Fully Managed
- 20.4% of rent (Inc. VAT)
- Collect and remit the initial monthly’ rent received
- Deduct commission and other works
- Pursue non-payment of rent invoice and provide advice on rent arrears actions
- Advise all relevant utility providers of changes
- Undertake two inspection visits per annum and notify the landlord of the outcome
- Arrange routine repairs and instruct approved contractors (providing two quotes)
- Hold keys throughout the tenancy term
- Make any HMRC deduction and provide the tenant with the NRL8 (if relevant)

Tenancy agreement fee

Reference fee

Inventory arrangement fee
£50 (plus VAT) £60 (inc. VAT) plus the inventory company charge, which is dependent on the size and characteristics of the property. The cost of the inventory and check in will be passed directly to the landlord from the inventory company used, dependant on the size and content of the property.

£50 (plus VAT) £60 (inc. VAT) plus the inventory company charge, which is dependent on the size and characteristics of the property.

The cost of the check out will be passed directly to the landlord from the inventory company used and is dependant on the size and content of the property.
Sale of the property to the tenant
2% (plus VAT) of the sale price 2.4% of the sale price (inc. VAT).
Letting service renewal commission fee – Common law tenancies only
11% (plus VAT) 13.2% (inc. VAT) of the total rent. Review rent in accordance with the market and advise the landlord, negotiate and agree the renewal, ongoing rent collection and statements.
Letting continuation and rent review fee – Assured Tenancies only
11% (plus VAT) 13.2% (inc. VAT) of the total rent per annum. Review rent in accordance with the market and advise the landlord, negotiate and agree the new rent by serving the appropriate statutory notice on the tenant, ongoing rent collection and statements.
Fully managed renewal commission fee – Common law tenancies only
17% (plus VAT) 20.4% (inc. VAT) of the total rent. Review rent in accordance with the market and advise the landlord, negotiate and agree the renewal, continuation of fully managed service. If the renewal is agreed at £1,200 per month for a further 12 months, the fee calculated shall be 13.2% (inc. VAT) of the total rent for the 12 months, so the fee will be £1,900.80 (inc. VAT).
Deposit Transfer
£100 (plus VAT) £120 (inc. VAT) for the transfer of a deposit to another party during the tenancy Additional property visits£100 (plus VAT) £120 (inc. VAT) per visit. To attend as necessary for specific requests such as to monitor the tenancy or any maintenance-linked visit.
Submission of non-resident landlords receipts to HMRC
£450 (plus VAT) £540 (inc. VAT) annually. To remit and balance the financial return to HMRC quarterly and respond to any specific query relating to the return from the landlord or HMRC. Make any HMRC deduction and provide landlord with the NRL6 (if relevant).
Arrangement fee for refurbishments over and above day to day management (if managed)
10% (plus VAT) 12% (inc. VAT) of net cost (minimum fee of £180 including VAT). Arranging access and assessing costs with contractor, ensuring work has been carried out in accordance with the specification of works, retaining any warranty or guarantee as a result of any works.
Vacant Property Service (not Management) (if instructed)
£175 (plus VAT) £210 (inc. VAT) per visit. Visit to the property once a month or more frequently if agreed and maintain utility bill accounts as instructed.
Court attendance
£250 (plus VAT) £300 (inc. VAT) per hour.
Obtaining consents
£70 (plus VAT) £84 (inc. VAT) per document.
Arranging and obtaining the EPC
£125 (plus VAT) £150 (inc. VAT) includes the cost of the EPC.
Letting service costs
The below fees are not payable under our fully managed service, however, landlords will be liable for payment of the contractors invoice.
- Arranging application for a Westminster Selective licence: £500 (plus VAT) £600 (inc. VAT).
- Arranging gas safety record and service for up to three appliances (excluding engineers invoice): £100 (plus VAT) £120 (inc. VAT)
- Arranging portable appliance test for up to 10 appliances (excluding engineers invoice): £50 (plus VAT) £60 (inc. VAT)
- Combining arrangement of gas safety record and portable appliance test (excluding engineers invoice): £125 (plus VAT) £150 (inc. VAT)
- Arrangement fee for installation of smoke and CO alarms (excluding contractors invoice): £50 (plus VAT) £60 (inc. VAT)
