London's Ultra-Prime Property Market Rebounds as US and Gulf Buyers Drive £1.24 Billion in Sales
For much of the past two years, one question has dominated conversations across Prime Central London: when will confidence return to the ultra-prime property market?
If the first half of 2026 is anything to go by, the answer is now.
Over the last six months, we have seen a noticeable shift in buyer confidence and transaction activity across London's most prestigious neighbourhoods. From Mayfair and Belgravia to St John's Wood and Chelsea, international buyers are returning with renewed conviction, reshaping the market for homes priced above £15 million.
Our latest Billionaire Buyers in London survey found that 34 properties valued above £15 million changed hands during the first six months of 2026, representing £1.24 billion in sales. That's a 79% increase in transaction value compared with the same period in 2025.
While the headline figures are impressive, they only tell part of the story. What is perhaps more interesting is who is buying, what they are buying and why London continues to stand out as one of the world's most desirable destinations for global wealth.

A New Wave of International Buyers
The strongest driver of London's ultra-prime market has been the return of international capital.
American buyers now account for 30% of all £15 million-plus sales, while buyers from the Gulf represent a further 25%. Together, they now account for more than half of London's ultra-prime transactions.
Growing wealth from the AI, technology and private equity sectors has fuelled demand from the United States, while buyers from the Gulf continue to see London as a secure place to preserve wealth and establish a long-term base for their families during a period of geopolitical uncertainty.
Many of today's buyers already own homes in New York, Dubai or Monaco. A London property is rarely their primary residence. Instead, it forms part of a global portfolio, offering political stability, world-class education and access to one of the world's most established luxury property markets.
With Prime Central London values still sitting below previous market peaks in many locations, and vendors increasingly willing to negotiate, buyers also recognise a compelling investment opportunity that simply wasn't available a few years ago.

What Are Buyers Looking For?
While buyer nationalities have evolved, their priorities have become remarkably consistent.
Across Prime Central London, demand is strongest for large freehold family homes and beautifully presented turn-key properties that buyers can move into immediately. Newly refurbished houses and concierge-led developments continue to outperform refurbishment projects, with purchasers placing a premium on certainty and convenience.
The numbers reinforce that trend. During the first half of 2026, 24 freehold houses valued above £15 million changed hands, generating almost £1 billion in sales, while luxury apartments also continued to perform strongly, particularly larger lateral homes within premium developments.

Where Is Demand Strongest?
Although confidence has returned across Prime Central London, several neighbourhoods have emerged as clear winners.
Belgravia enjoyed one of its strongest starts to the year, while St John's Wood continues to attract international families looking for substantial freehold homes close to Regent's Park and leading schools.
Chelsea remains firmly on the radar for trophy home buyers, while Mayfair continues to appeal to entrepreneurs, technology founders and private equity professionals, particularly from the United States.
Rather than concentrating on one postcode, today's buyers are targeting neighbourhoods that combine architectural quality, international prestige and long-term investment potential.
