Benahavís has become the municipality posting some of the strongest price growth in southern Spain.

For years Marbella dominated the conversation about luxury property on the Costa del Sol. Quietly, however, Benahavís has become the municipality posting some of the strongest price growth in southern Spain. The reason is not fashion or speculation, it is economics, as there is simply very little land left to develop.

Why Benahavís Has So Little Land Left to Develop

If you look at La Zagaleta, El Madroñal, Sierra Blanca, and so on, these are places with commodities and land that is highly sought after, and is in limited supply. We have clients lined up to buy there and to build there.

The municipality holds a fixed footprint of buildable land in a landscape defined by mountains, protected forest, and golf courses. That land has already been carved into some of Spain's most sought-after private estates, and there is no mechanism to create more of it. La Zagaleta, El Madroñal, and Sierra Blanca did not become some of the most expensive residential postcodes in Spain by accident, they became that way because demand for a limited resource has nowhere else to go.

There is a second, less discussed factor behind Benahavís's momentum: building licenses. Benahavís processes them faster than any other municipality on the Costa del Sol. Where Marbella's planning process can be slow and layered with bureaucracy, securing permission to build in Benahavís is comparatively straightforward. For clients buying land with the intention of building, that difference in timeline and certainty matters as much as the land itself.

Benahavís Property Price Growth vs Marbella and Estepona

According to Spain's Notarial Statistics Portal, Benahavís saw property values accelerate by almost 10% in 2025. Marbella's official notarial growth for the same year stood at 7.86%, with the prime segment slightly ahead at 8.1%. Estepona rose through most of 2025 as well, though at a pace that continued to trail Benahavís, indicating that Benahavís is the fastest-growing of the three markets that make up the Golden Triangle.

Notarial deed data puts average Benahavís pricing at approximately €3,889 per square metre, a figure that sits above several established coastal areas once the wider municipality is taken into account. Within Benahavís, resale villas in La Zagaleta and comparable estates are achieving between €7,900 and €12,600 per square metre, placing the area among the five most expensive residential markets in the country.

Buyer demand backs this up from two independent angles. Notarial completion data puts British buyers at the top of the Benahavís market, while separate survey data places Benahavís third among Swedish buyers' preferred municipalities on the Costa del Sol. Two unconnected sources, two different buyer nationalities, the same conclusion: Benahavís is in sustained demand.

La Zagaleta and El Madroñal: Land Value Over Square Metres

In most of Marbella, a villa is priced against its neighbours: size, finish, proximity to the beach. In Benahavís, and particularly within La Zagaleta and El Madroñal, the metric that matters most is not price per square metre, but instead, it is access to land that cannot be replicated. This is the same dynamic that has, over decades, defined the so-called Golden Triangle of Marbella, Puerto Banús, and Benahavís. Benahavís is the quietest of the three names, and increasingly the one delivering the sharpest numbers.

What Benahavís's Price Growth Means for Buyers

Markets driven by abundant supply eventually compete on price, whilst markets constrained by scarce land compete on access. Benahavís increasingly belongs in the second category, which is why investors are paying closer attention than ever before.
